UPDATE 2020 - Pearl Lake is once again at or near the record high. Areas of the lake that were walkable shoreline are no under water as well as many upland areas previously upland. If you visit you will notice the trees along the shoreline are now under water once again. Since Pearl Lake is spring fed, the lake level rises with the great lakes.

Update August 2014 - THE LAKE LEVEL IS BACK AT OR ABOVE NORMAL - Due to an abnormal winter of 2013-2014 I am happy to say that the lake levels seen in the past few years are no more. The lake has cycled back to near record highs.

UPDATE APRIL 2013 - Many of you who are not familiar with Pearl Lake in the past may have noticed that certain areas of the lake have become shallow or in some cases a few bays have dried up. Pearl lake is a unique lake in that it does not have an inlet or outlet to it thus the level of the lake is directly related to snowfall, rainfall and of course the water table.
The great lakes have the biggest impact on the level of Pearl Lake. As the level of Lake Michigan fell so too did Pearl Lake. This is not a unique situation to Pearl Lake. Many other lake in the Grand Traverse area have similar issues. I can recall in 1989 for instance that the lake was actually at its highest point.
The water was so high that it literally killed some trees along the lakeshore. Many are still visible along the shoreline. Overall Pearl lake is certainly down from its record high but parts of the lake are still well over 20 feet deep. The level of the water on the different bays can directly impact the value of the individual properties.
I can say from experience that I have seen some properties sell for well under what I think should be market value but several factors contribute to the sale price. They include:
Sellers’ motivation (distressed sale or not)
The buyers motivation
The depth of the water in front of the lot
The potential temporary loss of water access
Whether the property has other access to the lake via a shared access, etc.
