A different philosophy

The communities around Pearl Lake were never meant to become densely developed waterfront neighborhoods. They were planned to preserve the natural landscape while creating exceptional homesites that respect the character of the lake.

Pearl Lake Land Division

Est. 1989

Perhaps no community better illustrates the vision behind Pearl Lake. Rather than dividing every acre into residential lots, the developers preserved the back acreage north of Wagner Road as permanent common land — leaving just a handful of private homesites among the forest.

  • Established 1989 — approximately 214 acres on the central north shore
  • ~150 acres north of Wagner Road preserved as permanent common land
  • Only 23 private waterfront homesites (21 on Pearl, 2 on Brooks Lake)
  • Most parcels are roughly 10 acres, nestled among mature forest
  • Accessed via Wagner Road — a year-round, county-maintained gravel road off CR 669

Pearl Lake Estates

Est. 1995

Along the northwestern shoreline, Pearl Lake Estates offers a distinctive approach to waterfront living. Large wooded homesites, natural terrain, and carefully planned blacktop roadways create a quiet residential environment where privacy is a defining characteristic — all minutes from Traverse City.

  • Established 1995 as a site-condominium subdivision on the northwestern shore
  • 27 all-lakefront sites on Pearl and Wiltz Lakes — no off-water lots
  • Fieldstone entry walls and archway; homes set along a natural building ridge
  • A shared sand beach, plus a 60-acre nature preserve and adjoining State Forest
  • Wiltz Lake is a non-motorized common lake; 8 owners share four seasonal docks
  • Each owner has a separate deeded lot to build a pole barn, if desired
